Version 2026-07-03 classifies urban monthly income as Faixa 1 up to R$3,200, Faixa 2 up to R$5,000, Faixa 3 up to R$9,600, and Classe Media up to R$13,000.

Income above R$13,000 appears as outside MCMV in this tool and receives no automatic official rate.

Nominal rates, SAC, and Price

The source table publishes nominal annual rates. To simulate payments, the tool divides the rate by 12 and also shows the equivalent annual effective rate.

SAC creates constant principal amortization and decreasing payments. Price creates a nearly constant payment under a fixed-rate assumption.

Subsidy/discount: why it is not automatic

The public page gives caps and general factors, but does not publish a complete formula for each household's individual subsidy.

Therefore, the subsidy field should contain only a value from an official simulator, bank quote, or institution guidance.

Property value caps and municipality checks

For Faixas 1 and 2, the source page uses a national range from R$210,000 to R$275,000, but the effective cap can depend on the municipality.

Faixa 3 uses a R$400,000 national cap and Classe Media uses R$600,000 in the consulted version.

Why Caixa or bank quotes can differ

Real contracts can include CET, insurance, fees, registration, ITBI, due dates, rounding, indexation, and credit analysis.
